Federal Disclosures
Truth in Lending Act (TILA)
The Truth in Lending Act requires lenders to provide borrowers with clear and accurate information about the cost of credit. This includes the annual percentage rate (APR), finance charges, and total amount financed. You will receive a Loan Estimate within three business days of submitting your application and a Closing Disclosure at least three business days before closing.
Real Estate Settlement Procedures Act (RESPA)
RESPA protects consumers by requiring lenders to provide information about settlement costs and prohibiting certain practices that increase the cost of settlement services. You have the right to shop for settlement services and compare costs.
Fair Credit Reporting Act (FCRA)
We may obtain credit reports and credit scores as part of the loan application process. You have the right to dispute inaccurate information in your credit report and to receive a free copy of your credit report annually from each credit bureau.
Home Mortgage Disclosure Act (HMDA)
We collect and report certain loan application and origination data as required by HMDA. This information is used to monitor compliance with fair lending laws and to help identify discriminatory lending patterns.
